The Rajasthan Housing Board(RHB) raises the cost of flats in Rajasthan, the unprecedented rise in the cost of group housing schemes of Rajasthan Housing Board is burning a hole in consumers’ pockets.
The allottees of RHB schemes are forced to pay double in many schemes to take possession. Reports suggest a huge difference in prices from what was quoted at the time of booking and at the time of construction.
As per records, in Bhilwara the RHB had announced flats at Rs 16 lakh for middle income group (MIG-B) each but the constructed ones’ cost went up to Rs 42 lakh, which surprised the purchasers. Many allottees also approached the court in this regard.
Similarly, there was a price difference of Rs 16 lakh for Bhagu apartment (Mansarvor). At the time of booking the RHB had quoted Rs 38 lakh and when it was constructed the allottees were asked to pay Rs 54 lakh.
An official said, “The contractors in connivance with officials are using the material, which is not mentioned in the list and this elevates the cost.”
Sources further said the contractor in Ajmer and Kishangarh spent double the amount approved for the earthwork. The concerned official allegedly approved the file without receiving a nod from higher authorities. After this, the RHB commissioner has sort a factual report.
It is believed that this is the reason behind failure of RHB schemes in recent past. Recently, despite launching housing project in posh localities and prominent locations, the self finance schemes fail to attract buyers.
However, officials believe increasing reserve price beyond 15% is against the norms. According to the rules, even Jaipur Development Authority cannot increase its reserve price by more than 15%. “The decision to increase the reserve price should be passed in the board meeting so that the common man is benefited. However, according to the rules, the officials at administrative level increasing the reserve price is wrong,” an official said.
