The Jaipur Development Authority (JDA) is planning to once again invite applications to sell the vacant plots.

In 2014 and 2015, JDA had launched 21 housing schemes in its periphery and there it had developed plots of 160 square metres and 250 square metres. However, due to higher reserve price 70% of the successful applicants refused to purchase the plot due to higher reserve price.

“JDA is planning to invite applications to allot vacant plots in all the schemes.” a senior official of JDA said, As per the records, successful applicants of Uday Vihar and Abhinav Vihar and Rohini did not purchase the plots.

Residents believed that JDA’s fixed reserve price is higher for bigger plots when compared to market price. “Plots sized equal to or less than 90 square metres are allotted on comparatively less reserve price. Plot size between 90 square metres and 160 square metres are allotted on same reserve price and 260 square metre plot size is allotted on higher reserve price. This is the reason buyers are apprehensive to purchase bigger plots,” said Neeraj Sharma, a property dealer.

Moreover, the private developers are selling plots in the same area on a lower price. An official said, “No development in the JDA’s previous housing colonies is one of the major reasons behind the allottees withdrawing. Moreover, the colonies proposed are far from cities and people cannot expect any kind of development there in the near future.”

New Delhi: The proposed 100 smart cities are likely to be selected in three phases — 20 this year and 40 each in subsequent years, according to Karuna Gopal, president of Foundation for Futuristic Cities (FFC).

The Foundation is developing a protocol for Indian cities in collaboration with government and corporate entities. Gopal was speaking here on Monday at a smart city round-table, reiterating a pact between India and the Netherlands government.

A business delegation from Netherlands, led by Mayor of Amsterdam Eberhard van der Laan, is in India for a week to discuss investment opportunities, as well as the smart city project.

The Amsterdam mayor said, “We would want to help Prime Minister Narendra Modi’s ambitious project.’’

Even as the government is still tweaking the public-private partnership (PPP) funding model for smart cities and working on the concession agreements, international interest in the venture has been phenomenal. Foreign delegations are routinely showing their keenness to be a part of the smart city project, said Gopal.

The visiting officials from the Netherlands pointed that an MoU was signed between the Dutch ministry of infrastructure and environment and India’s urban development ministry in 2013, and the two sides would now like to build on the same for the smart city project. The US, Japan, China, Germany, Spain, France and Singapore are among the countries interested in collaborating with India on the project.

The 100 smart cities are likely to be a combination of greenfield development, redevelopment and retrofit projects. Also, the smart cities may be linked to other key projects of the National Democratic Alliance (NDA) government such as Digital India and Swachh Bharat, officials said.

For smart cities, the core areas will include municipal reforms, e-governance, zero emission, connectivity and mobility.

Last July, in its first Budget, the NDA government announced that 100 smart cities would be developed, and allocated over Rs 7,000 crore for the project, which is still in the planning stage.

Jaipur Ring Road, an ambitious project of National Highway Authority of India, would be completed in next 20 months and 'Smart City' plans would be mooted in seven municipal corporation and 25 municipal councils in next three years, Rajasthan government today said. 

Replying to a debate on demands of grant by his Urban Development and Housing Department and civic bodies, Minister Rajpal Singh Shekhawat told the House that Jaipur Ring Road project was underway after acquiring land and paying compensation to farmers, and Jaipurties would get this in next 20 months. 

On the Rs 183 crore 'Smart City' project, Shekhawat said it would be taken up in seven municipal corporations and 25 municipal councils. 

Digital and IT enabled facilities will be provided to people so that they could get easy access to get their official documents including birth certificates, various bank related works, and land-revenue-loan works, he said. 

To address public grievances related to the department, a call center would start working in Jaipur this month and Wi-Fi facilities would be provided at major hospitals, tourist places, bus stations in near future, he said, adding, the Center had already adopted Ajmer as a prospective 'Smart city'. 

A 'Comprehensive Mobility' plan with 'Integrated Transport System' would be brought for infrastructure, sanitation, sewerage, solid management, and clean India programmer in all 32 districts covering all cities, he said, adding this perspective development plan was already underway in 24 cities. 

Solid waste collection, transportation, disposal and processing would also be taken up on war footing in 184 civic bodies by setting up 111 clusters, the minister said. 

Open Defecation free campaign was underway and two lakh families would get toilets in 2015-16, he said. 

In another announcement, the minister said house or land owners of Rajasthan Housing Board, Urban Improvement Trust, and Development Authorities would get 50 per cent rebate on interest on payment of lease till May 31, 2015. 

And those who deposit their 8-years' old lease would get 100 per cent rebate on interest, he added.

A good news for farmers of Gujrat and Rajasthan now an unmanned aerial vehicle flying over their field can help them to survey and mapping of their crop and crop diseases along with assisting insurance companies in settling claims.

Weather forecaster Skymet has already conducted a pilot project in parts of Gujarat to map the groundnut crop along with Agriculture Insurance Company (AIC) of India and will soon be flying across field in the coming summer.

Jatin Singh CEO of Skymat said that “Remote sensing through unmanned aerial vehicles allows non-destructive sampling to observe agronomic indicators every square metre. We did a pilot project last year and will increase its coverage across Rajasthan and Gujarat this year”.

The technology has been in use in the United States and other developed countries to map crop position, control farm subsidies, detect pests, monitor nutritional and water stress on crops, and even spray fertilizer and pesticides on crops.

Skymet, along with the AIC and Gujarat government, used satellite remote sensing technologies and drones across 10 villages in Morbi district of Gujarat last year.
